Late March - First Framing, More Steel
3/21 Wednesday Framers continued with the diaphragms on 1 & 2. Medina 4 guys readied the slabs 4-6 Balta sick. Framers on stairs 1.
3/22 Thursday Framers full crew laid plywood diaphragms, continued stairs Lot 2. Inspector came, approved slabs 4-6, had a bunch of clarifications for 1 and 2, disapproved the angle stair in the landings, disapproved the drywall with building paper over at PL. Balta back at work.
3/23 Friday Poured 4-6 slabs. Going to BMI office at 7:30 to deal with the building paper issue-he says to write a letter. Framers (8) set lot3 wall at PL in, started diaphragm.
3/24 Saturday Balta started work on retaining wall. Framers (6) on lot3 diaphragm.
3/26 Monday Medina sawcut slab control joints. Balta and Dan on retaining wall, outside forms. Framers (6) lot 3 diaphragm and Lot1 walls.
3/27 Tuesday Balta and Dan on retaining wall, outside forms and rebar. Framers (6) on lot 3 diaphragm.
3/28 Wednesday Base delivered to jobsite and Bobcat. Hardy rebuilt driveway back to lot 4, so crane can come in on Friday. Three water meters installed by DWP. Balta and Dan on retaining wall, rebar.
3/29 Thursday Temp Power pole connected by DWP. Framers (6) built walls on 2 and 3 second floors (not up, for crane), built deck on balcony at lot 1 second floor. Balta and Dan on retaining wall, second side form.
3/30 Friday 13 guys on site. INSPECTION on retaining wall, lot 6, 2nd floor diaphragm Lot3, shear walls at PL Lots 4&5. Struct/Obs at 9:30. CRANE came in back between lots 3&4 and took eleven beams off the truck and set two on second floor of Lot1, three on each of lots 6 and 5, and the garage header over lot 4. Could not make the other two beams on lot 4 happen, as they were in the crane's way. Steel guys (3) on setting beams. Framers (6) sill plates on lot 4, walls on lot 2 after crane had all the beams off the truck. Framers helped with temp posts on lot 6, where permanent posts could not be set as retaining wall formwork was in the way. Balta and Dan on retaining wall when not having inspections (Dan) or helping steel guys (Balta).
3/31 Saturday Balta and Dan on retaining wall, finish, then onto form short curb/ret.wall at W PL. A guy cleaned up garbage and cut tree at front of property. Steel guys (3) welded beams. Framers (6) on lot .....
4/2 Monday LUMBER for Lot1 third floor diaphragm, finally, had waited a couple days for Joe (engin) to get details worked out. POUR retaining wall, lot 6. 4 guys on Lot 1 diaphragm; 2 guys on lot 4 first floor.
4/3 Tuesday Balta and friend removed forms from retaining wall. 4 guys on Lot 1 diaphragm; 2 guys on lot 4 first floor.
4/4 Wednesday Balta excavated behind wall so sub-drain can be installed below cold joint. 4 guys on Lot 1 diaphragm; 2 guys on lot 4 first floor.
4/5Thursday Balta and two friends installed bituthane, j-drain, and sub-drain with 3/4" gravel and filter sock. 4 guys on lot 2 third floor diaphragm; 2 guys layout on third floor lot1. Geotech inspection and memo at noon; Sergio grading inspector at 1:30; both passed. Place geo fabric over rock and then began backfill. Filled dumpster.
4/6 Friday Balta A.O. Richardson jumping jack and 16' conveyor. Balta and two friends, backfill wall. BMI inspection, third floor diaphragm lots 1&2; shear wall at PL on second floor lots2/3.

Foundations
2/15/2012 Gentry set construction staking, finished just before the rain
2/16 Two guys from Medina, layout lots 1,2,3
2/17 Medina excavated Lot 1 and some of Lots 2&3 / Balta put in a gate on the W side of fence, since old gate was now ifo foundation excavation
2/18 Hardy met Medina at site in morning, discussed contract price. Dumpster was removed at 7, no other work.
2/19 Sunday
2/20 Monday, Presidents Day, completed excavations with bobcat on lots 2&3 where dumpster was removed on Saturday morning, no Halts
2/21 Tuesday, Medina 5 guys, laying out foundations with strings(2 guys) and trimming excavations with shovels and pick (3 guys)
2/22 Wednesday, Medina 4 guys continuing excavations, no layout experts, just digging, Balta set up temp power pole and cleared weeds in back. Met Framer and Steel sub on site to review plans.
2/23 Thursday, Balta and Valdivia (backhoe) used spoils from first three homes to raise final pads on second three lots, with Balta on the sheepsfoot. Medina three guys started forming. Got about half way done with all three homes. Geotech 'Raffi' come by.and gave footings.memo in the morning. Building inspector came by in afternoon, call back tomorrow for HSS pad inspection
2/24 Friday, Inspector came at 11 and approved HSS pads and approved pouring footings together. Medina had 3 guys out.working on forms and rebar and then 2 more guys came with the pump truck to pump the pads at 3. Gentry came at 1 and certified the formwork. Balta installed silt fence and demodd old approach/driveway and replaced it with dirt.
2/25 Saturday, Met Armando Framed and his helper Pony at 8:30 along with Andy Steel guy and his two helpers laying out the templates for the steel posts. Then Kevin came at 10:30 and we went thru the questions the other guys had discovered including some large omissions on the foundation structural plans.
2/27 Monday A little rain. Medina had some guys come by and lay out the back lots. Marrone sent Pat by, but he wanted more excavation and so didn't do any work. Balta excavated the plumbing trenches more. Steel posts were installed early.
2/28 Tuesday Medina 7 guys, finishing forms. Hardy ordered rebar for the GBs (just got the clarification this morning that it is two #7s.) and Medina's guy went to pick it up at 2. Marrone (Fernando) installed plumbing underground.
2/29 Wednesday Medina 5 guys. Assembled and installed GB's. Inspector at 2 and he didn't pass us - he asked for interior forms on the footings (stem wall). Structural Inspection at noon went well.
3/1 Thursday POURED Footings, Lots 1-3. Re-inspection at noon and Alex had mud at 12:45. Deputy came at 2:45 and then we poured the GB's. Medina Five guys, 3 finished forms and stuff in the morning, 2 started excavating Lots 4-6. After 12::45 all were on the pour, and they finished at 5:15. Rosebel and his son got the 3" meter lines in and two 2" lines per house for telecom. Balta helped them.
3/2 Friday Medina completed digging footings and began formwork. Medina patched and backfilled footings on 1,2,3. Balta cleaned up bamboo where it was in the way of building a fence on W PL, overexcavated W footing on 4&5.
3/5 Monday Medina brought in sand, laid down visqueen, sand and debar on 1,2,3. Continued formwork on back three. Balta recompacted W footing of 4/5, which had been missed during R&R.
3/6 Tuesday Slab inspection passed. Medina five guys rear forms.
3/7 Wednesday Poured slabs on three homes at 10. Foundation seven guys worked on back homes until mud came. Halts and Hardy placed box-outs for front door matts.
3/8 Thursday Steel beams delivered, framers unloaded with gradall, but couldn't place. Lumber delivered, first floor plates. Foundation four guys continued back homes.
3/9 Friday Plumbers laid out 4-6 underground, one hour. Temp Power Pole inspection. Medina 6 guys, built grade.beams (steel delivered at 10), and installed rebar and grade beams. Framers, three guys, got plates down on 1&2, 6x posts supporting beam. Crane came at 10:30, placed beams till 2, all beams up on 1-3. Balta brought a generator in the morning, helped out generally. Lumber (1st floor walls) delivered, left in parkway
3/10 Saturday framers, three. Balta excavated lot 6 plumbing UG.
3/12 Monday Framers, 6; Foundation 5, Balta finished lot 6 plumbing excavation. Lumber, first floor shear.
3/13 Tuesday Medina, 4-6 footings.
3/14 Wednesday Plumbers UG 4-6. Inspector came late and did not approve footings because the W footing at 4/5 is not 24" below adjacent grade.
3/15 Thursday Geotech inspection, noon. Medina sent three guys and Balta brought Canejo, and all five guys worked to remove the formwork on West footing at 4/5 and excavate to lower the footing 24". Inspector did not approve footings, with Patrick. Medina had one more form to place to finish and inspector wouldn't even look at the job. Framers...
3/16 Friday Inspector approved footings with Patrick. Framers...
3/19 Monday POURED footings. 4-6. Framers on diaphragms. Balta sick. Dan Vera first day at work, site super.

Grading: 2/7 - 2/14


Broke ground 2/7. Jon Watson (grading sub) couldn't start until the 13th so Heyday executed the job ourselves. Rented a Cat 314 excavator and a sheepsfoot compactor and had operator Joe work the excavator. He brought a friend to drive the compactor on Wednesday, but that guy didn't know what he was doing, so Balta took over for him. Joe couldn't work after Wednesday, so he sent Robb and Robb worked Thursday, Friday and Monday.
2/7 Tuesday - REMOVAL Joe on excavator, cut 3' pads 1 & 3. Balta on water. Reza bottom inspection, Valenzuela City inspection on bottoms.
2/8 Wednesday - COMPACTION Joe, friend on compactor, Balta on water, began compacting.
Compaction went poorly as there was a very wet spot on W side of Pad 3. Messed around with that a lot, but got most of Pad 1 filled. Shant Minas (AES) continuous observation backfill.
2/9 Thursday 10hrs- COMPACTION Hardy&Robb on excavator, Balta on Sheepsfoot, Robb on Backhoe. Received four loads of CMB from Shamrock. That solved the wet problem. Brought in a backhoe at 1 as it was obvious the excavator needed help placing smooth lifts for fill. Got 1&3 done/backfilled. Fareed (Applied Earth Sciences) continuous observation backfill.
2/10 Friday 9hrs - REMOVAL No Hardy (Orlando) Robb on excavator. Called off the backhoe at 1 (24 hours). Robb got all of Pad 2 and half of pad 4 removed.
2/13 Monday 10hrs - COMPACTION Robb, Hardy, Balta (backhoe, excavator, compactor). Got pad 2 filled, excavated remaining pad 4 and got pad 4 filled. Great teamwork to get a lot done during the day. Backhoe helped a lot. Called off all three equipment.
2/14 Tuesday FINISH GRADE on Pads 1 & 2. Medina sent two guys with a Bobcat. They showed up at 9:45 with no laser. Alex came at 10:30 with a laser level and we laid it out. I stopped by at 1:30 and they were done with pad 2, starting pad 1. They used the compactor on it.
Pads 3 & 4 are one foot low, so we will use the footings spoils to raise them up later.
